CLARKSVILLE, TN (CLARKSVILLE NOW) – The first customer at the new NorthPark Logistics site in the Industrial Park will be the warehouse and logistics supplier for Trane Technologies, which will relocate from the Nashville area to Clarksville, taking 12 semi-trucks per day off Interstate 24.
And NorthPark Logistics, a project of Hamilton Development Co., will soon also be home to a much-larger facility that will become the eastern hub for “one of the hottest companies in the United States of America.”

Trane to bring supplier closer to Clarksville
Located at 4175 Guthrie Highway, just minutes away from Trane’s manufacturing facility on Wilma Rudolph Boulevard, the building at NorthPark Logistics is a 206,752 square-foot facility, and construction should wrap up next month.
Trane’s current supplier is in Goodlettsville, just north of Nashville, and their semis have to do six “loops” per day – three round-trip in the morning and three round-trip in the afternoon – for 12 trips on I-24 per day, 360 per month, according to Josh Ward, executive director of the Clarksville Industrial Development Board, and Paul Jacoway with Trane, speaking at Wednesday morning’s IDB meeting.
During the meeting, the IDB approved a Tier 3 Payment in Lieu of Taxes (PILOT) agreement. Under the 10-year agreement, Trane will create 25 new local jobs paying $23 an hour, and they will bring a $20 million capital investment. The PILOT will pass through Hamilton Development Co. directly to Trane, due to legal requirements.
“The Industrial Development Board is proud to support the supply base of Trane Technologies, which is our longest-standing manufacturing employer,” Ward said in a statement. “The project will reduce semi-truck traffic along I-24 while creating a stronger, more efficient logistics advantage for the company. We also extend our appreciation to Hamilton Development Company for its investment, which will help Trane’s supply base and many more future employers at NorthPark Logistics.”
Upcoming at Northpark: Project Gateway
Also during the IDB meeting, Hamilton Development told the board that it has under construction a 530,000-square-foot building at NorthPark that they’re calling Project Gateway.
It will house a “Fortune 50” company, one of the “hottest companies” in America, Whitfield Hamilton Jr. said. This will be the company’s first location in Tennessee, and it will be their Eastern distribution center for building materials. The name of the company has not yet been announced.
Clarksville was chosen over Atlanta, Indianapolis, Memphis and Charlotte. “They wanted to be here because of what this room (the IDB) has done to make a business-friendly, pro-labor type environment that they wanted to invest in long-term,” Hamilton said.
About new Northpark Logistics site
The 200-acre NorthPark Logistics site offers 2.1 million square feet of institutional-quality industrial space across 14 buildings, according to a company statement. Hamilton Development began construction on the park’s first four buildings in July 2025.
Centrally located less than 45 minutes from Nashville, NorthPark Logistics is directly served by R.J. Corman rail and offers immediate access to I-24. The park sits immediately adjacent to the $3.2 billion LG Chem plant and near other major industrial employers in the area including LG Electronics, Hankook, Google, Bridgestone, and Amazon. NorthPark Logistics features multiple opportunities for flexible build-to-suit or speculative space, with the ability to accommodate tenants from 18,200 to 1.2 million square feet.
