CLARKSVILLE, TN (CLARKSVILLE NOW) – The City Council discussed the possibility of annexing land off of Interstate 24 near Exit 4 at their meeting on Thursday.
The 208-acre tract of land sits between I-24 and Oakland Road, just north of Exit 4. This land would all become part of the city limits. The land along Oakland Road, from Merriweather Road to Guthrie Highway would also be annexed. Rezoning is requested for part of the land, to be zoned from AG to C2 and to C4.

The application lists the addition of 600 housing units, featuring townhomes and multi-family units. The proposed plan of services shows the possibility of a new Veterans Affairs facility. However, if that plan falls through, the new zoning will allow for commercial, retail, hotel and office space to be built.
Councilperson Karen Reynolds expressed concerns about the rezoning, saying, “They estimate 600 units, but actually, there’s approximately 72 acres on this property that are C2. … They could build 1,152 apartment units.
“I just don’t feel that these two zonings represent potential of what we could do. … I would honestly like to see a better plan or for this to come into the community as AG and then present a plan of how they are going to do it.”
The Clarksville City Council will meet to vote on this and other matters on Thursday, May 4, at 6 p.m. in City Council Chambers at 106 Public Square.
