CLARKSVILLE, TN (CLARKSVILLE NOW) – 134 acres of agriculture have been requested to be rezoned off Ted A. Crozier Blvd., as the applicants are looking to transition the land into four different zoning classifications, according to the Regional Planning Commission website. The acreage sits south to the planned Freedom Farms development.
The applicants listed are Bob Yates and the estate of Jason Feltner, and they are looking to transition the land into segmentations of R2-A, R-4, R-5 and C-5 zoning classifications. This would be how the land would be divided up if approved:
- 35.88 acres proposed for R2-A zoning.
- 50.34 acres proposed for R-4 zoning.
- 10.67 acres proposed for R-5 zoning.
- And 37.13 acres proposed for C-5 zoning.



Last year, Virginia James and the Jason Feltner family requested for a zone change of 200-acres to clear way for Freedom Farms and a major retailer in Clarksville, who has not been named just yet. The Clarksville City Council went on to approve the proposal in Sept. 2025.
The 134 acres requested for rezone will go before the Regional Planning Commission at their next meeting scheduled for Tuesday, May 26.
