Buying a home is one of the biggest investments most people will ever make, so it’s a serious decision and one that comes with a lot of questions. The team at Singletary Construction can answer those questions for you.

Question: What is the home-building process?

Answer: It involves several steps – and asking yourself several questions – to make sure you get what you want.

How much do you want to spend on a home?

Obtain a prequalification from a lender.

Your first step to homeownership is to determine your price range. Interview your area lenders and compare their rates, fees and the services they offer. Then, complete the pre-approval process. The lender will issue a pre-approval letter stating how much they would be willing to lend you to purchase a home. This step is essential before you even begin to shop for a home. Be sure to ask about their rate lock policy and how long the pre-approval will be valid. We’ll need about 90 days to build your home so you want to be sure that the terms you’ve discussed with the lender will still be available when we’re ready to close.

What do you want in a new home?

Select your floor plan.

First, decide which floor plan fits your needs. How many bedrooms do you need? What features are most important to you? Do you love to cook and a kitchen island is essential to your creative process? Do you want the owner’s suite on the first floor? Start with your wish list – everything you’d want in your ideal home. Then, identify 3-5 features that you absolutely cannot live without. These are the features we will focus on as we review floor plans and then we’ll incorporate as many of the secondary items on your wish list as possible that fit within your budget.

You can even bring us your own floorplan! In either case, we are able to make minor adjustments to any plan. Our main goal is to provide you with the home of your dreams!

Where do you want to build your home?

Select a lot in one of our communities or shop for your own.

Homebuilders typically own several lots in developing communities. Decide what location is best for you taking into consideration proximity to schools, shopping and entertainment. As with any home, the market value is determined by comparable properties in that area. The cost of the lot is factored into the home price. Not all of our homes fit on all lots. The size of the home you’d like to build will be a factor in determining what lot will work for you.

If you don’t want to be in a community, enlist the help of a local real estate agent to help you look for a vacant lot. If you need an agent, we can recommend one for you.

Where do I sign?

Document your purchase by signing a contract.

Once all of these decisions have been made, it’s time to document the terms of our agreement in the form of a Purchase Agreement or contract. The purchase agreement will outline the specific plan, the location, the price and the closing date as well as any special stipulations. You will be asked to submit an earnest money deposit that will be held by the title company that will eventually perform the closing. It is now time for us to begin building your home!

Make your decorative selections.

While we start preparing the lot and laying the footer, you’ll meet us at our Selections Showroom to make your decorative selections. You’ll select paint color, granite, cabinet color, tile, flooring and many more! We have a wide variety of standard selections that are included in the price of the home but you may wish to upgrade a few of your selections to suit your specific tastes. Of course, Singletary Construction has already included several upgrades into your home such as smart home technology, crown molding, ceiling fans in every room and granite countertops.

How are we doing?

Perform a framing walk-through.

Once the walls are up, we’ll contact you to do a framing walk through. At this point, you’ll be able to identify where you want your TV outlets and other design specifications based on how you plan to live in your home. You’ll also be able to confirm that any modifications you requested to the layout have been executed as you envisioned them. Now is the time to make any changes necessary.

Almost home …

Perform the punch-list walk-through.

At this point, the home is mostly complete. We will schedule a time for you and your agent to do another walk-through to view the completed home. This gives you an opportunity to ensure that all the requirements and expectations have been met and to identify any issues so that we can correct them prior to your closing. We will also explain the functions of the home and appliances and the 1 year Homebuilder Warranty.

Welcome home!

It’s time to close on your home!

You will be invited to the title company’s office to sign your documents that convey ownership of the home to you. You will receive your keys and take possession of your new home. Congratulations! You can now move into your new home.

But we’re not done yet! When you purchase a home from Singletary Construction, you are covered by a 1 year Homebuilder’s Warranty which means that if you have any issues or even questions about your home, we’re just a phone call away! Even after your 1-year warranty term is up, we’ll still be available to you for any questions or concerns.
