CLARKSVILLE, TN (CLARKSVILLE NOW) – A large-scale community development featuring schools, housing, retail and dining has begun construction in Montgomery County.

The development, called “Killebrew” during the initial zoning process, has been renamed “Marcelina.” With multiple phases planned, Phase 1 is now underway and is slated to be completed in the spring of 2024.

A spokesperson for Rossview Farms LLC said the name Marcelina was inspired by the town Marceline, Missouri which was Walt Disney’s boyhood hometown. Disney’s creativity and sense of placemaking is an inspiration for the developers.

Rossview Farms LLC released plans for Phase 1 of the development on Tuesday. The first phase of the overall 423-acre project includes portions of a new campus for Clarksville Christian School, according to a news release.

The entire 423-acres includes the land for the Kirkwood public schools, which is a part of the development’s master plan. 307 acres is for the Marcelina development and 116 acres is for the Kirkwood school sites and land donated to the county for utility easements and intersection improvements.

The master plan for Marcelina already features the Clarksville-Montgomery County School System’s Kirkwood Middle School, which opened in August, and Kirkwood High School, which will open in August 2023.

Marcelina sits on Rossview Road, which is exactly 5 miles from the future LG Chem plant and approximately 2 miles from the existing Hankook Tire facility. It covers the first installment of the development’s Mainstreet District:

  • 98,900 square feet of retail, restaurant and entertainment space
  • 28,000 square feet of office space
  • 38,760 square feet for additional educational facilities
  • 156 units of single-family, town home and multi-family residences

Marcelina’s master plan included a nature center and recreational area adjacent to the Red River, as well as multiple sites for high density, multi-family residential, and single-family residential housing.

Other amenities include pedestrian sidewalks, bike trails, a town square and village green.

Rossview Farms LLC

Rossview Farms is affiliated with Moore Construction, a family-owned company that has been in business in Montgomery County since 1965. Rossview Farms Principal Ronnie Moore said Marcelina is something Montgomery County needs to help provide a better quality of life given community growth.

He added that the amenities in the development and the inclusion of public and private schools were also a contribution back to the Montgomery County community.

“Marcelina is a development that will create jobs and commerce while also serving as a place where education and learning can thrive,” Moore said in the news release. “We are building a community that is answering the commercial needs of Montgomery County while also creating a place where families can spend less time in traffic and more time doing the things they care about the most.”
