CLARKSVILLE, TN (CLARKSVILLE NOW) – Clarksville’s Industrial Development Board is moving toward completion on two major deals to grow the Corporate Business Park and bring hundreds of jobs to the city.
“Project William/Alice” and “Project Distro” represent millions of dollars in investment in the local economy, as well as nearly 600 new jobs.
Both projects are going by code names until the deals are approved – that’s standard practice during negotiations with businesses working in competitive environments.
Project Alice/William
Project William/Alice has been discussed at length by the Clarksville-Montgomery County IDB, the local Economic Development Council and County Commission. The project involves a piece of property in the North Commercial Business Park.
At June’s county Budget Committee meeting, IDB CEO David “Buck” Dellinger told commissioners the deal represented a $100 million investment as well as approximately 500 jobs.

To help facilitate the sale, commissioners authorized Mayor Jim Durrett to enter into an agreement with TDOT to build a road connecting the property to International Boulevard. At the same meeting, commissioners approved $500,000 in design and right-of-way funds for the construction of the road.
Dellinger told Clarksville Now an official announcement by the purchasing company is expected to coincide with the property closing, which should occur within a couple of weeks. Should the sale be finalized, development of the property is expected to be completed by summer 2022.
Project Distro
The IDB met Monday for a special-called executive session to discuss the possible sale of a 73-acre piece of land on International Boulevard to a yet-to-be identified company for $3.3 million (or 60,000 per acre).

The property is across the street from the Atlas BX battery facility and includes approximately 55 acres of developable land worth approximately $58,000 per acre. The remaining 18 acres, which have not yet been appraised, are under a TVA easement, limiting their use.
The deal promises to bring about 75 jobs to Clarksville. Dellinger told IDB members they were “in a hurry” to come to an agreement.
“They’re a strong company that would do a lot for our community,” Dellinger said Monday.
Clarksville Business Park growing
Projects William/Alice and Distro mark a continuing trend of growth for Clarksville’s industrial park. With recent additions like gunmaker Troy Industries and EV battery manufacturer Microvast, local industrial recruitment is booming.
The IDB plans to hold a special-called meeting Thursday at 4 p.m. to discuss appraisals related to Project Distro. An announcement regarding Project Alice/William, including the identity of the company, is expected in the next two weeks.
