Don’t pick the wrong agent.

For example, “Will you handle all aspects of my transaction, or will I be working with assistants?” Before making a decision, refrain from divulging sensitive details that could hurt your negotiating position. After all, another agent could show up on the opposite side of the table, representing the sellers of the property you’d like to purchase.

Don’t be too open at open houses.

Open houses allow buyers to view homes in detail with no appointment and no time constraint. Be sure to let the seller’s agent know if you’re already working with an agent. It’s okay to answer questions that the seller’s agent may ask like, “What features do you want? How many bedrooms?” But don’t provide too much information, either. Questions about your current search, when you need to move, and budget should be kept between you and your agent for negotiation purposes.

When touring homes, you may think it’s just you and your agent. With today’s technology, it is easy for owners to place cameras or other surveillance devices throughout a home. A seller may be unwilling to compromise after hearing negative conversations about their home. Stick with straightforward comments until you’ve left the property.

Don’t post on social media.

When touring someone else’s home, do not take pictures. In fact, in some states it is illegal! By posting pictures of your prospective future home on social media, you could anger the sellers and hurt your negotiation position. Stay quiet on social media during the home buying process, until you’re the owner and then post as many photos as you want!
