CLARKSVILLE, TN (CLARKSVILLE NOW) – A new boutique hotel is being planned downtown to complement Shelby’s Trio across Second Street.
Property owner Joe Maynard told Clarksville Now the project has been slowed down due to market conditions, but he expects the hotel to reflect the city of Clarksville, Austin Peay State University and “everything Cathi and I have done in downtown Clarksville over the years.”

Designs by Lyle Cook Martin Architects show the hotel will be five stories tall, while using the roof as an amenity. Maynard said the roof may be used as a rooftop bar at night and a coffee shop in the morning.
There’s expected to be around 85 rooms with each being around 330 to 350 square feet. However, Maynard made sure to clarify there will be suite-sized rooms on each floor.
Maynard said the opportunity means everything to him.
“It’s everything we’re focusing on,” Maynard said. “Right now, we’re in the final code approval for the (Leatherwood) distillery, which is part of the development through there. So, get that in place, and maybe right after we can get to the hotel. That’s the goal.”

Maynard said they are targeting to open the new Leatherwood Distillery location just down the hill from Shelby’s Trio around Christmas time. So, that means their focus could turn to the hotel at the beginning of 2025.
While the boutique hotel has yet to be named, Maynard said, “It will have a tie to one of our businesses or family entity that reflects the downtown flair.”
Maynard said he is entertaining investors on the hotel project, while actively working with partners who may have some interest.
