I’ve applied for a VA loan and have been told that VA appraiser is going to inspect the house. My agent says I should get a home inspection. Why should I spend a couple of hundred dollars when the VA guy is going to inspect the property, too?

There’s a big difference in what each one looks for when ‘inspecting’ a property. The VA appraiser is assigned the task of ascertaining the value of the property for the lender. As a part of completing the appraisal, the appraisers must also take into consideration the overall condition of the property, compliance with standards and the general habitability of the property. The focus is make sure the property is in compliance with VA guidelines so that the lender can obtain an approval for VA Guaranteed financing. If the VA appraiser identifies a deficiency, it must be repaired in order for the lender to obtain the VA Guarantee.

A licensed home inspector, on the other hand, is working for the home buyer, is paid by the home buyer and reports to the home buyer. His responsibility is to provide a comprehensive overview of the condition of the property from foundation to roof top and everything in between. The inspector is licensed by the state upon demonstration of competence in all areas of residential construction. The primary task is to inform the home buyer of the functionality of the multiple systems in a property, what’s working or not working as intended and those items in need of a licensed specialist examination.

At the end of the inspector’s examination, a report is issued to the home buyer outlining findings of the inspector, often with illustrative photos for clarification. In consultation with a buyer’s agent, the buyer may request certain items be repaired by the seller as a part of the sale of the property. Items identified and required by the appraiser are mandatory repair items, while inspector requested repairs are subject to negotiation.
