CLARKSVILLE, TN (CLARKSVILLE NOW) – A deal is in the works to build a complex in the Industrial Park that will offer local businesses about 2 million square feet of warehouse space.

NorthPark Logistics, proposed by the Colliers and Hamilton Development, will be an 11-building complex with a total 2,255,000 square feet of spec warehouse space, divisible to 18,200 square feet, according to plans shared with the Clarksville-Montgomery County Industrial Development Board Wednesday morning. The buildings will range in size from 50,000 to 400,000 square feet.

The site is on 190 acres at 4051 Guthrie Highway, to the northeast of Exit 4 and just southeast of the intersection with Jim Johnson Road. It’s currently the Bellamy farm, is zoned industrial, and is marked as Site 12 in the Industrial Park North. RJ Corman’s rail line runs along the south side of the property, so the site is served by rail.

The IDB gets a lot of inquiries from current industries and industrial prospects looking for existing buildings, with an average request for about 200,000 square feet, according to IDB Vice President of Industrial Development Josh Ward.

“In addition to childcare, healthcare and all the support services in the Industrial Park, this is another amenity that we’ll have to help companies expand and to locate here,” Ward said.

While the deal to purchase the site hasn’t closed yet, the buyer has begun actively recruiting tenants, and they hope to break ground at the beginning of 2025. The plan is to open NorthPark Logistics by summer 2025.
